Buying Investment Property:
- Select
the property you wish to purchase from the list supplied by Belgrave Group.
- Contact
your advisor, who will then send you the reservation form for you to fill in,
and either fax or scan and email it back to Belgrave Group.
- The
purchase price can be paid by bank transfer, cheque or credit/ debit
card to Viva Law solicitors and held in their escrow account.
- Once
Viva Law have cleared funds we will start the legal process with Brumby Law who
will transfer the legal ownership into the required name.
- The
process can take up to 2 weeks, this will complete the property
purchase.
- After
legals are complete we will
request for the gas and electricity to be reconnected to your property.
- The
next step is for our
team to carry out all refurbishments, to bring the property up to rental standards (which would normally take 3-4 weeks, but this can take up to 6 weeks).
- After the refurbishment is complete you can
choose from 2 management companies that we have selected. At this point they will
contact you firstly to introduce themselves and secondly to get the
required management contract out to you and signed.
- Once contracts are completed, the management
company can then begin to market the property and start to interview prospective tenants.
We manage the acquisition, refurbishments and appointment of the property management company for you, thus giving you a complete turnkey solution.
Summary
- The acquisition of the
property can take up to 14 days.
- Request to reconnect gas
and electricity.
- Upon acquisition of the
property refurbishment will begin.
- Refurbishment will take
approximately 3-4 weeks to complete (but can take up to 6 weeks).
- Upon completion of
refurbishments all utilities will be reconnected to the property.
- At this stage you will be
sent after pictures of all work carried out on your new property.
- The property will be
tenanted in approximately 4-6 weeks.
- Rent will be collected by
the management company and then forwarded onto your specified bank
account.

support you when you wish to exit from the investment & sell your
